What to expect on a Key Largo project
Most of Key Largo is unincorporated Monroe County, so pool, structure and remodel permits go through the Monroe County Building Department. Private communities such as Ocean Reef add their own design review on top of the county permit, and we plan for both from the first drawing.
Many lots sit in FEMA flood zones (AE or VE), which affects where pool equipment can go, how decks are built and what can be enclosed. Canal-front and bayside lots usually also have a seawall and shoreline setbacks, so we lay out the pool and keep heavy equipment where the seawall stays protected.
