Home & Pool Remodeling · Florida Keys

Home and pool remodels, one team start to finish.

Buildia Corp remodels homes and pools across the Florida Keys. For pools, that means new interior finishes, tile and coping, added sun shelves or spas, new decks, and energy-efficient pumps, salt systems and automation. For homes, it covers kitchens, bathrooms, flooring, additions and whole-home renovations, with design, permits, trades and inspections managed by one team.

Pool remodeling

Signs it's time:

  • Rough, stained or chalky plaster
  • Cracked or loose tile and coping
  • Leaks or constant water loss
  • Old single-speed pumps and high power bills
  • A layout that no longer fits how you use the yard

A remodel can be cosmetic (new finish, tile and coping) or structural: reshaping steps, adding a tanning ledge or spa, raising a wall for a spillover, or rebuilding the deck in pavers. We'll walk the pool with you, test equipment and give options at a few budget levels.

Home remodeling

  • Kitchen remodels: layout, cabinetry, counters, lighting
  • Bathroom remodels: showers, tubs, tile and vanities
  • Flooring, doors, windows and interior finishes
  • Additions and room conversions
  • Full interior and exterior renovations

Because we also build pools and backyards, we can plan the house and the outdoor space together: sliding doors that open to the pool deck, an outdoor shower off a new bath, or a kitchen that flows into an outdoor kitchen.

What drives the price

Pool remodels range from a new interior finish to a full structural rebuild. Cost depends mainly on the finish you choose (plaster, quartz, pebble or tile), how much tile and coping is replaced, any structural changes like new steps, ledges or a spa, deck replacement, and equipment upgrades. We walk the pool with you and price options at a few budget levels.

The 50% rule in flood zones

In FEMA flood zones, which cover much of the Keys, a remodel or repair that costs 50% or more of the building's market value counts as a "substantial improvement". The whole house then has to be brought up to current flood rules, which can mean elevating it. We look at this early so the scope and budget make sense before design starts.

FAQ

Home & Pool Remodeling FAQ

How often does a pool need resurfacing?

Plaster finishes typically last around 7–12 years; quartz and pebble finishes usually last longer. Water chemistry and sun exposure matter a lot in South Florida.

Can you add a tanning ledge to an existing pool?

In many cases, yes. We evaluate the shell and plumbing and build the ledge into the existing structure.

How much does pool remodeling cost?

It depends on scope. A resurface with new tile is a very different project from reshaping steps, adding a spa and replacing the deck. After a site visit we give written options at a few budget levels so you can choose.

Can you convert my pool to saltwater?

In most cases, yes. A salt system can be added to an existing pool with the right equipment, and we check that your finish, coping and metal fixtures are compatible with salt.

Can I stay in my home during a remodel?

Often, yes. We phase the work and seal off work areas so you can live in the home for most kitchen and bath projects.

Do I need a permit for a kitchen or bathroom remodel?

Usually, yes, whenever plumbing, electrical, gas or structural work is involved, which covers most kitchen and bath remodels. We handle permits and inspections as part of the project.

What is the 50% rule for remodeling in the Florida Keys?

In FEMA flood zones, if improvements cost 50% or more of the building's market value, the structure must be brought into compliance with current flood requirements, which can include elevation. We review this early so it doesn't surprise you mid-project.

Can you remodel the house and the pool at the same time?

Yes. That is where one team helps most. We can phase a kitchen or bath remodel, a pool resurface and a new deck together, so the trades are coordinated, the permits are filed together where possible and the indoor and outdoor spaces are designed to match.
