Building a pool when you live in Miami

Short answer: you can build a pool at your Keys second home without living there. Choose a local builder who handles the permits and meets the inspectors, plan on one site visit, and expect regular photo updates. Line up a pool service for the first 30 days after plastering. Most Buildia pools are done in 4–6 weeks after permits.

Why living away changes how you choose a builder

Building a pool in the Keys already means coral rock excavation, a high water table, flood-zone rules and Monroe County or village permits. When you live in Miami-Dade, Broward or out of state, add distance: you cannot drop by to check on the work, and a missed inspection can stall the job for days.

Before you compare designs or prices, ask each builder three questions: Who pulls the permits? Who meets the inspectors? How will I see progress? You want one team that answers all three, so you are not the one coordinating trades from two hours away.

How a remote pool build works

1. One site visit

Plan to come down once at the start. Walking the property together is how a builder sees access, the seawall, setbacks, the flood zone and where the equipment can go, and how you actually use the house.

2. Design and quote by email

After the visit you should get the layout and a detailed written proposal you can review from home, with a call or video meeting to go through it. Decisions about tile, finishes and features can be made from samples, photos and links.

3. Permits and inspections handled locally

The builder should prepare the drawings and submit the permit to the right office. That is Monroe County in Key Largo and Tavernier, the Village of Islamorada, or the City of Marathon or Key Colony Beach. The builder should also schedule and meet every inspection. Permit and engineering costs are usually small, but they are paid by the homeowner; at Buildia they are listed clearly in the proposal.

4. Updates at every stage

Expect photos or video at each milestone: excavation, steel, shotcrete, tile, plaster and startup. Ask how updates are sent and who to call with questions.

5. Final walkthrough

Do the final walkthrough in person if you can, or by live video if you cannot. Either way, you should see the equipment, the controls and how to operate everything.

Planning around your calendar

Most of our pools are finished in 4–6 weeks once permits are issued, and there is no waitlist. Permit review comes first and varies by office, so start early if you want the pool ready for winter, a holiday or a run of rental bookings. If the house is rented, block the calendar during construction; read adding a pool to a Keys vacation rental for the licensing side.

It is also worth doing the whole backyard at once. Turf, pavers, an outdoor kitchen or a pergola built in the same project means one schedule, one set of permits where possible, and fewer trips down.

After the build: who looks after the pool

The first month matters most. Once the pool has been plastered, a professional should test the water and keep the pH balanced for the first 30 days. If the pH is not maintained, the new plaster is at risk of etching, scaling, staining or discoloration. Buildia does not provide maintenance, so hire a professional pool service company before plastering day and keep it on for regular service when you are away.

Ask the pool service to keep an eye on the equipment during hurricane season too. Our hurricane prep guide covers what to arrange before and after a storm.

FAQ

Common questions

Do I need to be in the Keys during my pool build?

Usually not. Plan on one site visit at the start. With a local builder who handles permits and inspections, everything else can be done by phone, email and video.

Who meets the inspectors if I live in Miami?

Your builder should. Buildia schedules every required inspection and meets the inspector on site, then tells you the result.

How do I check on progress from Miami?

Ask for photo or video updates at each stage: excavation, steel, shotcrete, tile, plaster and startup. Buildia sends these at every stage, and you can call or text any time.

What do I need to do after the pool is plastered?

Hire a professional pool service to keep the pH and water chemistry balanced for at least the first 30 days. Unbalanced water can damage new plaster.
