Your Keys pool, built while you’re in Miami.
Buildia Corp builds custom concrete pools for owners who live in Miami or elsewhere and own a second home or vacation rental in the Florida Keys. After one site visit, we handle the design, permits, inspections and construction, send photo and video updates at every stage, and finish most pools in 4–6 weeks after permits, with no waitlist.
Built for owners who aren’t here every day
Many of our clients live in Miami, Broward or out of state and get to the Keys a few weekends a month, or less. A pool build should not mean driving down the Overseas Highway every time a decision or an inspection comes up.
We are based in Key Largo and run the whole project locally. One team handles design, engineering, Monroe County or village permits, inspections, the build and startup. You make the decisions from wherever you are, and we keep you updated so you always know where the project stands.
How a remote build works
- One site visit with you. We walk the property together, talk through how you use the house and look at access, setbacks, the seawall and the flood zone.
- Design and quote sent digitally. You get the layout and a detailed written proposal by email, and we review it with you by phone or video call.
- We pull the permits. We prepare the drawings and submit them to Monroe County, the Village of Islamorada, the City of Marathon or the City of Key Colony Beach, depending on the address. Permit and engineering costs are small, but they are paid by you and listed clearly in the proposal.
- We meet the inspectors. We schedule every required inspection and are on site for it, so you do not have to be.
- Photo and video updates at each stage: excavation, steel, shotcrete, tile, plaster and startup.
- Final walkthrough in person or by video. We show you the finished pool, the equipment and how everything works.
One thing to plan ahead for: the new plaster needs professional water care for its first 30 days. Before plastering we will remind you to line up a pool service. See pool care after plastering below.
Finished before your season or next booking
There is no waitlist, and most of our pools are finished in 4–6 weeks once permits are issued. That is short enough to fit in a gap between rental bookings, or to be done before you come down for the winter season.
Tell us your dates at the first meeting. We work backward from them, tell you when permits need to be submitted to hit them, and keep you posted if weather or an inspection moves the schedule.
Pools that earn on a rental
In the Keys, guests filter for a pool, and a private pool is often the first photo on a listing. A heated pool keeps the house appealing through the cooler winter months. A raised spa, a sun shelf with in-water loungers, an outdoor kitchen by the dock and a clean turf lawn give guests reasons to book and the listing better photos.
We design rental pools for easy upkeep and sturdy finishes: durable interior finishes, slip-resistant decking, good night lighting and automation your pool service can check remotely. We do not promise rental income figures, because they depend on the property, the license and the market. For permits and licensing to check first, read our guide to adding a pool to a Keys vacation rental.
Hurricane season when you’re not here
Buildia does not offer storm prep, pool maintenance or property watch services. What we can do is share what owners who are away usually set up before each season:
- Hire a professional pool service company to monitor the pool, balance the water before a storm, and check the water level, chemistry and equipment after one.
- Arrange for someone local to bring in or secure patio furniture, grills, umbrellas and decor, which can blow into the pool or the house.
- Ask an electrician or your pool service to turn off pool equipment power at the breaker before the storm and to check it before restarting.
- Keep the pool filled. Do not drain it, since an empty shell can be pushed up by groundwater.
Our hurricane prep guide for owners who are away covers this step by step.
Pool care after plastering
A new plaster finish is at its most fragile in the first weeks. Once your pool has been plastered, hire a professional pool service to test the water and keep the pH (and the rest of the water chemistry) properly balanced for at least the first 30 days. If the pH is not maintained, the new plaster can be damaged, with problems such as etching, scaling, staining or blotchy color that are expensive to fix. Buildia does not provide pool maintenance, so line up a pool service before plastering day. This matters even more if you will not be at the house.
Where we build
We build for second-home and rental owners throughout the Upper and Middle Keys: Key Largo, the closest Keys town to Miami; Tavernier, with its quieter canal homes; Islamorada, with its vacation rentals and high-end waterfront; and Marathon, including Duck Key, Grassy Key and Key Colony Beach.

Second-home FAQ
How many times do I need to come down during the build?
Usually just once, for the first site visit, where we walk the property together. Design, the quote, the contract and permit paperwork are handled by email, phone and video, and the final walkthrough can be in person or by video. Many owners stop by when they happen to be down, but you do not need to.
Can you work while the house is rented?
Construction means excavation equipment, noise and an open, fenced-off work area, so we recommend blocking your rental calendar during the build. We plan the dates with you to fit a gap between bookings. If you need to keep a booking, tell us early and we will talk through which stages could be scheduled around it.
Who meets the inspectors?
We do. We schedule every inspection required by the permit and meet the inspector on site, so you never need to be there. After each one we tell you the result.
How will I see progress?
We send photo and video updates at every stage: excavation, steel, shotcrete, tile, plaster and startup. You can also call or text us any time for a status update.
Can you add turf, pavers or an outdoor kitchen in the same project?
Yes. One team designs and builds the whole backyard, so the pool, turf and pavers, an outdoor kitchen and shade structures are planned and scheduled together, with one point of contact.
What happens if a storm hits mid-build?
If a named storm threatens, we pause work and secure the work area, our equipment and our materials. After it passes, we inspect the site, send you photos and an updated schedule, and then restart. Prep for the rest of the property is the owner’s to arrange; our hurricane prep guide covers what to set up.
